The festival takes the second and third full weekends of April at the Empire Polo Club in Indio, with Stagecoach on the weekend that follows. Below are the dates for 2027, how long each town in the valley actually takes to reach the grounds, and what booking a house for those weekends involves.
These are the expected dates, drawn from the pattern the festival has held for years and the dates the valley rental market is already quoting against. Goldenvoice confirms them in the autumn before the festival, and this page is updated when they do.
Houses are sold Friday to Monday over a festival weekend — three nights. A few will not take fewer than four, and a small number of estates sell only by the month through April.
Measured door to door across our own collection, not quoted from a map. Distance matters more than it looks on paper: the roads around the grounds close during the festival, and a thirty-minute drive in March is not a thirty-minute drive on the Saturday.

Coachella 2027 is expected on the weekends of 9–11 April and 16–18 April 2027, with Stagecoach on 23–25 April. The festival has run on the second and third full weekends of April for years, and those are the dates the Coachella Valley rental market is already pricing against. Stagecoach is expected on 23–25 April 2027, the weekend after Coachella's second weekend, at the same Empire Polo Club grounds in Indio.
Three: Friday to Monday. Some houses will not sell fewer than four nights over the festival, and a small number of estates only sell by the month during April. Where a house has a longer minimum we quote it as it stands rather than pretending a weekend rate exists.
For a production or brand activation, twelve months out is normal and the best houses on the polo grounds side of Indio go first. Six months out the field is still workable; inside ninety days you are choosing from what is left rather than from what you want.
Indio and La Quinta are closest, around eight minutes door to door. Bermuda Dunes and Indian Wells are fifteen to twenty. Palm Desert and Rancho Mirage are around half an hour, and Palm Springs is closer to forty minutes — which matters more than it sounds when the roads around the grounds close.
